SHELBY — The Shelby Foundation has expanded its investment in downtown Shelby with the purchase of 66 W. Main Street, known locally as the Melody Within building.

The acquisition was finalized earlier this month, marking the Foundation’s ownership of three properties on West Main Street.

“When the opportunity came up to purchase this building, our board felt it was a prudent and responsible decision,” said Executive Director Carrie Kemerer. “We’ve already invested in properties on either side, and securing this building allows us to ensure that it remains in local hands and will be used for the betterment of our community.”

The building had previously been owned by an out-of-state landlord. Its recent availability created an opportunity for the Foundation to solidify its presence in the downtown corridor and to continue shaping a thoughtful, community-centered approach to revitalization.

Strategic Investment in Shelby’s Future

With support from the entire board, the Foundation purchased the former Dick’s Furniture building (62/64 W. Main St.), the Sutter’s Home Furnishings building (70/72 W. Main St.), and the adjacent parcel at 65 Wall St. in March 2024.

This latest purchase builds on the Foundation’s long-term commitment to downtown Shelby. The Foundation now owns three of the four buildings on the Main Street stretch. The vision is to rehabilitate these vacant properties into functional, vibrant spaces that support Shelby’s economic future.

Kemerer emphasized that while the Foundation does not yet have definitive plans for the buildings’ end use, its priority is to continue Shelby’s story of redevelopment.

“Our goal is to make sure these spaces end up in the best possible hands, serving uses that strengthen and support the community,” Kemerer said.

She added the Foundation consistently pays fair market value for its property investments, out of respect for sellers and to ensure transparency.

“We value the willingness of property owners to sell to the Foundation and trust us with these buildings,” said Kemerer. “That partnership is important because it means they also believe in the mission and the future of downtown Shelby.”

The building at 66 W. Main has been kept in good condition by its former tenants and owner, though updates and renovations will be needed to bring it in line with the Foundation’s broader vision.

Looking Ahead

With three buildings now under its care, The Shelby Foundation is creating momentum in downtown revitalization. While exterior renovations and stabilization remain the first priority, the Foundation continues to explore opportunities for adaptive reuse and long-term community impact.

“This purchase is about more than a single building,” said Kemerer. “It’s about ensuring that our downtown continues to grow in a way that reflects the pride, resilience, and vision of Shelby. We’re excited to keep moving forward, step by step.”
